Thanks for breaking it down. But I think reducing the cost of housing would just increase margins and enlarge wiggle room enough for these mistakes to happen without too much trouble.
The just treading individual investor will lose money in the short term but the prudent investor can wait for new cheaper housing to make the math work out.
Lowering the cost of housing will also mean more individual landlord wannabees will be able to enter the market. You can't time the market but with the Government telling what is going to happen, smart people will wait on their capital. That capital is what I fear. I would like the PM to force that investment into productive businesses as opposed to Real Estate. So Real Estate belongs to the occupier. Furthermore I'd like to pay my own mortgage, not my landlord's. But we'll see what happens.
There's enough in Ottawa for sure. Remember the NCC is also a Federal Commission not Provincial nor Municipal. But also there is a lot of federal agencies present in Ottawa (because it is the Capital) looking to move out of their current facilities/office space.
I understand it is highly location specific. There's a significant impact in Ottawa and, because I am speaking as someone from Ottawa, I made a comment about it. Considering that Toronto, Vancouver, Calgary, Victory, etc. are not the Federal Capital, this particular policy would not affect those cities as much or at all, depending. Again, it having a positive impact in once city but not everywhere while at the same time there being no negative effect should not mean the policy should not be looked at. It's good for Ottawa, at least, and not bad for anyone? So what's the problem with that?
Table 1.3.2 on page 7 of the report (page 18 of the pdf) shows a table comparing co-op rents vs market rents. Not sure if I'm reading it correctly.
It seems like co-op rents are more expensive than market rents in Toronto and Ottawa?
If so I don't know why and couldn't see a reason in the report why that is the case. One thing to note, the report stated rent variation between cities is less in co-op rentals than market rentals. But this reinforces the observation earlier. Some cities have co-op housing being more expensive than market rentals.
I wonder if location in the city plays a role. If more co-op rental units are concentrated in downtown as opposed to the suburbs and if the percentage for market rentals is different.
If conservatives really believed in freedom of speech they should go tell their members in that riding to vote for that liberal candidate to stop cancelling people because of jokes.
I remember when I was in uni during the whole GamerGate/"feminazi" craze, the student branch of the Conservative Party had as their biggest slogan "Freedom of Speech" and "Defend Comedy". When other people need defending, they don't care. But if their feefees get hurt, we should defend them? No. Freedom of Speech only matters with speech and jokes you don't like. And conservatives should not be the arbiters of Freedom. I hope that particular Liberal candidate wins.
As for sovereignty, I agree with you. Personally, since it was a joke (against someone who believes in freedom for me and not for thee), I don't care about this incident.
