  • Capital gains is always taxed at your normal bracket for holdings less than a year old and fall under special long term brackets for holdings >1 year. Those brackets are much smaller than income.

    Capital gains isn't the issue. The issue is people taking out loans against their securities or other assets at often very affordable rates (until recently). Those loans are their income, the interest on those loans are deductible and they never have to sell their assets.

    As long as interest paid is lower than taxes on capital gains the behavior will never shift.

  • What about no WFH, Hybrid or back to office and just use common sense.

    Stop treating peoplw like they can't choose whats best for them.

    I go into the office... When I need to. It's a pretty radical idea.

    Could be 0 days a week? Could be 5. It depends what I'm doing and who I'm working with.

    Sadly hybrid often means (2-3) days in the office. Why? Why must we bucket things? It's stupid.

  • WoW: ill never forget it. This was BC expansion and as a Druid I had just recently unlocked flight as part of a huge questline. I was hopping around mining nodes farming for my Jeweler profession when I encountered a Druid nightelf. They had the upgraded bird form (320% speed vs 60%). I must have pissed this guy off or he was bored but he was just stalking me. Eventually he starts fighting me and we had a substantial level difference. I think he was 70 and I was 60. He was going to kill me but eventually I escaped out of combat into bird form. Of course he's several times faster than I am. I had a sliver of health and a single moonfire would've killed me. I am just holding down space bar.. Climbing into the sky. He fires off his moon fire. It should have killed me, but as luck would have it my headpiece gem had a 1% chance to reflect a spell. I had to read the combat logs to figure out what happened, but the spell hit him. The damage caused him to lose bird form and as he was now in combat he plummeted to his death. I landed. Danced around his corpse and went on my way. I could not believe what had just happened.

  • It's not even a freedom to travel... It's a requirement. You want to live in area where you don't need need a car? Only a few cities in America make that reality possible. If you want/have to live/work anywhere else... You need a car. That's not freedom. Also those places where you don't need a car are very expensive to live in.

    Its not a lack of rails and light rails... It's a lack of local transportation that's fast and reliable.

    People actually use the bus system in Ann Arbor because it runs on time, frequently and is clean. I'm all for a transportation haven but a lot of cities can't even walk and are trying to run.

    Detroits Q Line is a good example of running before you can walk. The bus system is god awful. Late. No shows. Generally unreliable. Then they just slapped a thing on top of it that's probably even less reliable...

    2. I'd argue that people can only pay what they can pay. They won't pay extra, they'll buy smaller homes with smaller valuations to keep their payments reasonable. If you can't afford to put up another 1k/month then you won't.
    3. Again, people can afford to move just not for their established QoL. If you own a 4bd house in a good school district are you going to downgrade to a 3bdrm in an ok district? Maybe? Probably not unless the money is good.

    Also rich people aren't buying homes with mortgages. They are just buying them with cash... Or putting so much down that their mortgage is reasonable.
