After working from home 2019-2021 I had banked $30,000 and bought a house.
Oh, but the previous owners took the refrigerator, washer, and dryer, so that was $1,500.
The plumbing in the utility room wasn't done correctly, so that was $2,500.
The roof was 20 years old and only had a 20 year lifespan, so that was $12,000. Now have a 50 year roof that will out live me.
Solar panels, $21,000 but that was my choice to do that. Loving my $13/mo. electric bill.
Had to upgrade the electrical panel from 100A to 200A, that's another $11,000...
Appliances, plumbing, and roof are all paid. Hoping to have the panels and electricity paid by next year.
That 50 year roof won't out live Ya, sorry to say. I had an 15 year roof when I bought and the insurance company forced me to get a new roof, according to my insurance broker most insurance agencies won't agree to insure a roof older than 10 years old. So if you aim to sell between that 10 and 50 year point that roof will have to be redone. It's stupid and fucking wasteful.
I think this is actually a more modern issue. Lifestyle creep was real at one point. We're all just running on deficit now, so the necessities become the splurge.
